Quitclaim deeds

A property transfer deserves careful attention.

How this service helps

A quitclaim deed transfers whatever ownership interest the person signing it has, without promising that the title is valid or free of claims. It may be appropriate for certain ownership changes, but it should not be treated as a simple name-change form. The intended result, current ownership, and consequences need to be understood before signing.

Make an ownership change with a clear purpose

Adding a spouse to title, transferring an interest to a family member, or reorganizing ownership can feel like a small administrative task. Your property deserves a more thoughtful conversation. We help you understand the intended transfer and prepare a deed that reflects the arrangement you are trying to create.

Start with who owns it and what should change

A clear conversation up front helps turn your goal into the right next step.

Identify current ownership

Review the existing deed and who currently holds an interest in the property.

Explain the intended transfer

Discuss whom you want to add or remove and what ownership you want afterward.

Understand the next steps

Receive guidance about the document’s preparation, signing, and recording.

A personal approach to property transfers

Perhaps you recently married, want to share ownership with a loved one, or need to update how a family property is held. We discuss the reason for the change and consider how it fits with your broader plans. If another type of deed is more appropriate, that is part of the conversation.

What to expect from the process

We begin with the recorded deed and the details of the proposed owners. We explain the transfer in plain language, address your questions, and prepare the selected document. Our goal is for you to understand what is changing before you sign, rather than simply receiving a form to complete.

Your questions, answered

Does it remove a person from a mortgage?

No. Changing title does not by itself release a borrower from the mortgage loan. Loan obligations require separate attention.

Is it always the best deed for a family transfer?

No. A family relationship does not determine the right deed. The appropriate instrument depends on the ownership, purpose, and potential consequences.

What should I bring?

Bring the current recorded deed, the property address, the intended new owners’ names, and information about any mortgage or co-owners.

Wondering how this fits your life?

You do not need to know exactly which document to request. Tell us about your family, your goals, and your questions. We will help you identify the next step, in English or Spanish.
